The design for the building on the Koningin Julianaplein is by O.M.A., Rem Koolhaas' architectural firm, and will form the connection between the busy railway station area, the quiet Koekamp and the historical city centre. 
By using large 'gates' in the design of the building, the area is not closed off, it remains open and accessible. 
Along the Bezuidenhoutseweg residences will be built, along the Rijnstraat office spaces will be created. Shops and facilities will be located on ground floor on the Koningin Julianaplein
The above-ground design for the Koningin Julianaplein comprises 60.000 m². Around 30.000 m² is intended for offices, 25.000 m² for residences, 3.000 m² for commerce and 2.500 m² for other facilities. Under the square, parking (19.500 m²) and bicycle parking will be realised.
