A building with the height of 280 metres is quite a challenge on its own for the constructor and the construction company. When choosing between building methods, the financial feasibility is usually decisive, but for this project, an as short as possible construction time was determining. For this reason the construction time also became key in the approach to the structural design.
The load bearing structure of the tower consists of a core, walls and floors in a regular floor plan. By applying the floors afterwards from several points from top to bottom between the vertical elements, the building speed is more than two times as high than it would be when realising storeys one by one. 
Usually, a projects starts with an idea of a client. For this project however that was not the case. The Rotterdam architect Taco Pino came up with an idea with which he tried to convince a potential client.

Zalmhaven Rotterdam

Sinds 2004 up until 2019, Zonneveld ingenieurs has been involved as main structural engineer with the development of the Zalmhaven project. A new project with 475 residences divided over three towers to be built between Gedemte Zalmhaven and Houtlaan in what is called "Scheepvaartkwartier" (Shipping quater) in Rotterdam.
The Zalmhaven project consists of two parts: high-rise (designed by DAM & Partners Architecten in Amsterdam) and low-rise (designed by KAAN Architecten in Rotterdam).
The high-rise consists of a residential tower (approx. 220 meter tall, making it the tallest residential building in the Netherlands!) with some 260 apartments. The low-rise consists of 35 houses in front of a parking garage with 53 parking spaces and a superstructure (two residential towers) of approx. 70 meter tall each with approx 180 apartments.
During construction, Zonneveld has been commissioned by the client (AM/Amvest) to supervise. The shop drawings will be made by BAM Advies&Engineering.

The project was designed in BIM.

KJ-Plein

The design for the building on the Koningin Julianaplein is by O.M.A., Rem Koolhaas' architectural firm, and will form the connection between the busy railway station area, the quiet Koekamp and the historical city centre. 
By using large 'gates' in the design of the building, the area is not closed off, it remains open and accessible. 
Along the Bezuidenhoutseweg residences will be built, along the Rijnstraat office spaces will be created. Shops and facilities will be located on ground floor on the Koningin Julianaplein. 
The above-ground design for the Koningin Julianaplein comprises 60.000 m². Around 30.000 m² is intended for offices, 25.000 m² for residences, 3.000 m² for commerce and 2.500 m² for other facilities. Under the square, parking (19.500 m²) and bicycle parking will be realised.
